这是一本关于中国历史上的土地市场与土地分配的专着。作者在书中强调提出了两个看法。
第一，秦汉以后出现的地主，不是皇帝所“封”或政府所建，因此“封建地主制”实在是个很不恰当的名称。绝大多数的地主是由土地市场定位的。主流派学者一向认为地权的转移都是不同方式的土地兼并，地权是越来越集中，这在逻辑上是说不通的，事实上也是不可能发生的。
第二，关于中国明清两代残存下来的地籍册档，不可完全否定其价值。黄仁宇先生说中国历史上的政府“不懂得数字管理”，更有甚者说明清绘制的鱼鳞图册“根本不是史实而是传奇”。这些地籍册档自然不够齐备完整，但若加适当运用，还是很有价值的实证史料。
本书即利用了这些明清官方地籍资料，再加以民国期间的农村调查资料，利用正规统计方法，对明清以来之农村地权分配做了明确之计量研究，并对地权分配之长期及短期周期变动有具体之分析。
